SHORT TERM RENTAL AGREEMENT
1. The Parties
This agreement made this between Tenant listed below hereinafter referred to as “Tenant”, and KNH RESIDENTIAL HOLDINGS LLC DBA FORT LAUDERDALE VACATION RENTALS of 390 NE 191ST ST, SUITE 9245 MIAMI, FL 33179, hereinafter referred to as “Landlord”.
2. The Property
Property Location: (UNIT ADDRESS AS PER BOOKING)
3. Period and Guests
Total people in renting party for overnight occupancy may not exceed 6 Adults and 4 Children per home. Total Occupancy to gather or occupy property may not exceed 9 Adults and 6 Children per home.
The rental period begins at 4:00 PM EST on the Date of Check In and ends at 11:00 AM EST on the Date of Check Out.
4. Rental Amount, Fees, Taxes, and Deposit
Total rental amount for the period is defined on the booking platform. Tenant agrees to pay all Rental Fees, Taxes, and Cleaning Fees applicable.
5. Termination
The Landlord has the right to inspect the premises and complete necessary repairs with prior notice as stated with the applicable laws. Should the Tenant violate any of the terms of this agreement, the rental period shall be terminated immediately in accordance with applicable law. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement.
6. Maintenance and Repairs
The Tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The tenants agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.
7. House Rules.
Tenant agrees to abide by the House Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Tenant permits on the property to abide by such rules at all times while at the property.
8. Trash
The Tenants shall dispose of all waste material generated during the rental period in the designated garbage and recycling area.
9. Subletting
The Tenant shall not have the right to sublet the property.
10. Quiet Enjoyment
The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises.
11. Compliance with Laws:
Tenant agrees to follow all local, state, and federal laws and guidelines during their stay.
12. Monitoring and Security:
The property is equipped with video/audio monitoring devices located in non-private spaces for security purposes. Interior monitors for smoke and noise are installed in compliance with the City of Fort Lauderdale's decibel meter requirements.
13. Refund Policy:
All payments made to Landlord are non-refundable under any circumstances.
14. Property Access:
The Landlord reserves the right to access the property at any time with notice to the Tenant for safety or other concerns.
15. Noise and Disturbances:
Tenants must adhere to local noise ordinances, including specific decibel limits during certain hours.
16. Property Use:
The property shall not be used for any illegal activities. Any violation of this will result in immediate termination of the lease without a refund.
17. Maintenance and Damages:
Tenants are responsible for any damages caused during their stay and agree to report any issues promptly for maintenance.
18. Essentials
Landlord shall provide the Tenant with towels, linens, cups, knives, forks, spoons and dishes. It is the responsibility to the Tenant to clean the forgoing during the tenancy.
19. Landlord’s Liability
The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.
20. Attorney’s Fees
Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this agreement.
21. Use of Property
Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household nor will it be used for commercial purposes.
22. Shortened Stays and Conditions
There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
23. Showings
If the property should go on the MARKET FOR SALE, it may be shown to qualified buyers during the Tenant’s stay. Every effort will be made to schedule the showing at a convenient time and not interrupt the Tenant’s term. Tenant shall allow reasonable viewings of the home between 9 am and 8 PM (local time) whether they may be present or not.
24. Firearms and Hazardous Materials
Firearms shall not be allowed on the premises. Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.
25. Illegal Use
Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits.
26. Possessions
Valuable items left behind by the tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 15 days they shall become the property of the Landlord. The Landlord shall not be held liable for condition of said items.
27. Internet
High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.

29. Governing Law
This agreement is governed under the laws of FLORIDA.
Exhibit A
House Rules
· No pets
· No smoking inside (Marijuana or tobacco cigarettes, cigars, electronic cigarette or any similar product whose use generates smoke or vapors) smoking is monitored per city code
· No parties or events allowed
· Check-in is anytime after 4PM and check out by 11AM
· Self check-in with keypad
· Guests MUST be 21 years of age or older unless accompanied by an adult
· No exterior cooking devices, BBQs, or any devices producing heat or open flames are allowed on the property.
· No vendors are allowed without prior approval and full insurance review and approval
· Use dark towels to remove any makeup
· All vehicles associated with the Vacation Rental must be parked within the subject property in compliance with the Code of Ordinances of the City of Fort Lauderdale
· Any sound shall not be plainly audible for a period of one (1) minute or longer at a distance of twenty-five (25) feet or more when measured from the source property line between the hours of 10:00 p.m. and 7:00 a.m. daily and at a distance of fifty (50) feet or more when measured from the source property line between the hours of 7:00 a.m. and 10:00 p.m. daily
· No solid waste container shall be located at the curb for pickup before 6:00 p.m. of the day prior to pick up, and solid waste container shall be removed before midnight of the day of pickup
· The City of Fort Lauderdale is home to many wildlife, like snakes, possums, raccoons, and others that can be attracted to garbage. Please dispose of all garbage inside City approved receptacles provided by your host. Trash carts should not be out before 6:00pm the day before pickup and must be removed before midnight the day of pickup

· There is a two (2) person sleeping occupancy limit per bedroom and the maximum gathering occupancy is 1.5 times the sleeping occupancy. No gathering shall exceed twenty (20) occupants regardless of the number of bedrooms.
